How to use the tiny house planner

Plan a trailer-width tiny house with space for bathing, cooking, living and sleeping. Choose a 24- or 28-foot starter layout, arrange furniture, and track the floor area against 400 square feet.

  1. Choose a Trailer length option to load a starter plan.
  2. Use the canvas and toolbar to select, draw walls, add doors or windows, and measure the layout.
  3. Open Furniture to place items in the plan.
  4. Check the floor-area meter to see whether the layout is within 400 square feet.
  5. Use Inspect, My plans, or Trace image when you need those side-panel tools.

What to enter

Trailer length
Choose Tiny house · 8.5 x 24 ft or Tiny house · 8.5 x 28 ft. The planner starts with the 24-foot option and uses an 8.5-foot trailer width.

Example: Start with the 24-foot layout

Choose Tiny house · 8.5 x 24 ft. The starter dimensions give 8.5 × 24 = 204 sq ft. The meter shows 204 / 400 sq ft and marks the plan Within. This layout includes a Bathroom and a combined Living / Kitchen / Sleeping room.

How the floor-area meter works

The planner adds the areas of the detected rooms. It measures those areas to the wall centre-lines, converts square inches to square feet by dividing by 144, and rounds the displayed square-foot total to the nearest whole number. The meter compares that total with 400 sq ft. It shows Within at 400 sq ft or less and Over only when the total is greater than 400 sq ft. The progress bar is capped at 100%, and lofts are not counted.

Reading the results

Read the large number as the plan's rounded floor area, followed by its 400 sq ft comparison. Within means the detected room area is at or below the limit. Over means it is above the limit. Editing walls can change the detected rooms and the total. Furniture placement does not create additional floor area.

Limitations and common mistakes

  • The Trailer length picker offers only 8.5 × 24 ft and 8.5 × 28 ft starter layouts; it does not provide a custom length field.
  • The area is measured to wall centre-lines, so it may differ from an exterior shell measurement.
  • The meter sums detected room areas and excludes lofts.
  • The 400 sq ft status is a planning comparison, not a complete measurement of every part of a tiny house.

Frequently asked questions

What tiny house sizes can I choose?

Choose an 8.5 × 24 ft or 8.5 × 28 ft trailer-width starter layout. The planner opens with the 24-foot option selected.

How does the planner calculate floor area?

It adds the detected room areas, measured to wall centre-lines, and converts the total to square feet. The displayed total is rounded to the nearest whole square foot.

Are lofts included in the floor-area total?

No. The floor-area meter does not count lofts.

What does Within 400 sq ft mean?

Within means the detected room-area total is 400 sq ft or less. The meter changes to Over only when the total exceeds 400 sq ft.

Can I change the starter layout?

Yes. Use the toolbar and canvas to adjust walls, doors, windows, measurements, and furniture. The side panel also includes Inspect, My plans, and Trace image tools.
