How to use the furniture layout optimizer
This tool searches for furniture arrangements that fit a rectangular room and its doors and windows. It gives you a scored layout, alternatives to compare, and an option to open a selected plan in the room layout designer.
- Choose a Room type and Units.
- Enter the room Width and Depth.
- Add or edit the doors and windows, including their wall, position, width, and hinge.
- Set the furniture quantities and, when available, choose a Focal wall.
- Choose Search effort, then select Generate layout.
- Compare the Best and Alternative layouts, toggle Walkways or Clearance zones, and open a selected plan in the room layout designer.
What to enter
- Room type
- Choose the room category. Changing the room type resets the furniture quantities to that category's defaults. A non-living room also resets the focal wall selection to automatic.
- Units
- Choose Feet or Metres. The initial room uses feet. Changing units converts the room dimensions and opening measurements, then rounds them to 0.25 ft or 0.05 m.
- Width (left to right)
- Enter the room width. The initial value is 14 ft. The field uses a 0.5 ft step in Feet mode or a 0.1 m step in Metres mode. Each room side must be 6 to 40 ft, or exactly 1.8288 to 12.192 m after conversion.
- Depth (top to bottom)
- Enter the room depth. The initial value is 16 ft. The same room-side limits apply: 6 to 40 ft, or exactly 1.8288 to 12.192 m after conversion.
- Doors and windows
- Use the Door and Window controls to add openings. The initial room has a bottom-wall door 2.5 ft from the left, 2.67 ft wide, with a left-jamb hinge, plus a top-wall window 7 ft from the left and 4 ft wide. Doors swing into the room.
- Wall
- Choose the opening wall: Top wall, Right wall, Bottom wall, or Left wall.
- From left
- For an opening on the top or bottom wall, enter the distance to the opening centre from the left end of the wall.
- From top
- For an opening on the right or left wall, enter the distance to the opening centre from the top end of the wall.
- Width
- Enter the opening width in the selected unit. An opening is used only when its Width is greater than zero and its position is a finite number.
- Hinge
- For doors, choose the jamb that carries the hinge or choose No door leaf. Top and bottom walls use Left jamb or Right jamb. Left and right walls use Top jamb or Bottom jamb.
- Furniture
- Adjust the quantities with the minus and plus buttons. The list uses standard footprints from the room layout designer catalog and shows each footprint in inches. The available pieces and quantity limits depend on the room type.
- Focal wall (fireplace or view)
- This control appears for a living room when the TV stand quantity is zero. Choose None, Top wall, Right wall, Bottom wall, or Left wall. Without a TV stand, the sofa is turned toward the selected wall.
- Search effort
- Quick searches 1,500 iterations, Standard searches 4,000, and Thorough searches 9,000. More iterations can explore more arrangements before the result is returned.
Example: Search a 14 ft by 16 ft living room
Start with the default living room in Feet. It is 14 ft wide by 16 ft deep, with a bottom-wall door 2.5 ft from the left and 2.67 ft wide, and a top-wall window 7 ft from the left and 4 ft wide. Review the default furniture quantities, choose Standard, and select Generate layout. The run uses 4,000 iterations and requests three alternatives in addition to the Best layout. With the initial seed of 1, selecting Try other seeds changes the seed to 2 and runs another search.
How the optimizer searches
The room is treated as a rectangle based on Width and Depth. For validation, feet are converted using 12 inches per foot, and metres are converted using 100 ÷ 2.54 inches per metre. The optimizer starts from template-based arrangements and explores changes with a simulated-annealing search. Each arrangement receives a weighted score for door walkways, working clearances, focal-point placement, bed and desk placement, dining pull-out space, and conversation distance. Walkways carry the most weight. Overlaps, furniture outside the room, and furniture inside a door swing are hard constraints and are not allowed. Door access is checked on a 6 in grid, with 30 in as the minimum path and 36 in as the preferred path. The selected Search effort controls the number of iterations, and each run requests three alternatives.
Reading the results
The overall Layout score is shown from 0 to 100 and rounded to a whole number. Each rule has its own rounded percentage and a short detail. Use the Best and Alternative tabs to compare returned arrangements. Walkways displays the door-access paths, while Clearance zones displays the working-clearance areas. The Access from the door section labels each target as a preferred 36 in path, only a 30 in path, or no 30 in path. Since paths are checked on a 6 in grid, a gap a few inches over 30 or 36 in can still appear in the narrower class. If a piece cannot fit without overlapping another piece or blocking a door, it is listed as unplaced. You can open the currently selected layout in the room layout designer; the plan is saved in this browser first.
Limitations and common mistakes
- Only rectangular rooms are supported. Irregular room outlines and custom corners are not available.
- Furniture uses standard catalog footprints. You cannot enter custom dimensions for a piece in this tool.
- The optimizer may leave furniture unplaced when the room, openings, and selected quantities cannot support a valid arrangement. Try a larger room, fewer pieces, or a different door position.
- At least one usable door is required for generation. A door or window row with a blank or non-finite From left or From top value is excluded, even if its Width is positive.
Frequently asked questions
What room sizes does the furniture layout optimizer support?
Each room side must be between 6 and 40 ft, inclusive. In Metres mode, the exact converted limits are 1.8288 to 12.192 m, inclusive. A value of 12.2 m is outside the accepted limit.
How are door and window positions measured?
For top and bottom walls, From left measures to the centre of the opening from the left end. For left and right walls, From top measures to the centre from the top end. Doors swing into the room, and their hinge choice controls the door leaf.
What do Quick, Standard, and Thorough mean?
They control the search length: 1,500 iterations for Quick, 4,000 for Standard, and 9,000 for Thorough. Each run requests three alternatives.
What does the layout score measure?
The weighted score considers walkways from the door, working clearances, focal-point placement, bed and desk placement, dining pull-out space, and conversation distance. Overlaps, furniture outside the room, and furniture inside a door swing are not allowed.
Can I edit a generated layout?
Yes. Select Best or an available alternative, then choose Open in room layout designer. The selected plan is saved in this browser before the designer opens it; saving can fail if browser storage is disabled or full.
